What Is a Florida DSCR Loan?

A Florida DSCR (Debt Service Coverage Ratio) loan is a rental-property mortgage built for real estate investors. Rather than relying on personal income, W-2s, or tax returns, the loan qualifies based on the property's ability to generate enough rental income to cover its mortgage payment.

DSCR = $2,600 ÷ $2,100 = 1.24
